Thursdays Are My 2nd Favorite Day of the Week…

I’m not going to lie….more than friday and saturday, and most definitely more than the first 3 days of the work week, Thursday lands above them all. Since i was in high school, thursday always has been an awesome day. Whether it did with sports, after school clubs, TV shows scheduled, whatever, thursdays rocked. I think even more so now is the anticipation of the weekend. Because let’s be honest, NOT all weekends are great, but the anticipation of looking forward to a weekend that can potentially be great is always, well great!

Take today for example:
1. My Wife got a full day off – something very needed as we head into the 9th month of pregnancy
2. I picked up a great listing in Tidewater – 3BR/3BA Golf View only $229,900

5. Tomorrow is friday (as it always is on thursdays)

(and in case you were wondering, my favorite say is of course our worship day of Sunday…He is the reason for all the days, so in turn He makes everyday great…even the bad ones…)

Online Marketing For Realtors…Where is Your Time & Effort Focused?

I want to say up front I am the #1 advocate for internet marketing and lead strategy. The most quoted statistic of “80%” of buyers start their search online for real estate, and i am a believer in this as well. The Internet and social media outlets need to be used advantageously in your real estate business if you are to be a continued success. You must be able to adapt and shift with technology and the marketing strategy that utilizes it if you are to make real estate sales you true career and profession. BUT…if we are going to argue statistics and data, let’s not ignore a stat that has been overwhelmingly true since before the advent of the internet, and continues to prove true…

(this is where the “but” is inserted)
According to data from the CRB accreditation and NAR, we still see 74% of a REALTOR’s business (that’s closed transactions) come from 1. Referrals from past clients/friends/family & 2. Past clients themselves (selling or helping them buy). THIS IS HUGE! Do you realize that 3/4 of your business marketing should be focused on asking and receiving referrals from past clients and keeping in constant communication with past clients themselves. Now ironically, you can knock out 2 birds with one stone (proverbial marketing) since to ask for referrals from past clients, it means you need to stay in constant communication and good standing with them. Now, to support my first paragraph statement, the internet marketing and social media strategies can work wonders for keeping the lines of communication open with past clients and working to be first in line for referrals from past clients/friends/family, etc.

So here is the “timeout” moment…as you work on setting up lead generation and internet prospecting (the new “cold calling” – which is really more like “lukewarm calling”) remember that if 75% of your business is derived from past clients and referrals, then maybe 75% of your marketing budget should be targeted as such.

(and here is another little tidbit…NAR ads an additional 6% of a REALTOR’s sales derive from Open Houses, so that, plus the above mentioned, equals 80% of your business. Where are your marketing $$ going again?)

Condo Loans…Whats Up With That? Solution…

I just got an interesting email from our friends at Crescent bank here in North Myrtle Beach. Now this is not the end all solution to the BIG problem, but it is a step in the right direction. Check it out below…

CONVENTIONAL CONDO FINANCING WITH NO HOA QUESTIONNAIRE REQUIRED…….DETAILS BELOW….

I have been closing conventional condos with our limited review program.

I’m sure you’re aware if you’ve had to get a condo questionnaire filled out by an HOA, it typically KILLS your deal. Most lenders do not have this option anymore.

As long as your buyers put 20% down on a primary residence or 25% down on a second home (no limited review on investment property, full condo docs required on investment) I DO NOT REQUIRE A FULL CONDO QUESTIONNAIRE. Your buyers can get conventional 30 year fixed money, just like they were buying a single family home. This does not apply to any oceanfront condo units (see ineligible details at end of email, Exhibit A). I have a separate non-conventional loan for condotels.

REQUIREMENTS:

All units and common elements are to be fully completed and not subject to any additional phasing or additions
At least 90% of the total units in the project have been conveyed to the unit purchaser other than the developer
The unit owners control the HOA
No litigation concerning structural soundness of condo

(NEW FOR 2010) A certification from an officer of the Home Owner’s Association stating the current budget is sufficient to cover appropriate assessments and manage the project, no more than 15% of the total units in the project are over 30 days delinquent, a reserve of 10% of the operating budget has been established and adequate funding for insurance is established.

Delays Delays…But Don’t Miss the UK vs SC Game Tonight

I wish i could write it has been an outstanding week and everything was on the up and up as we head into the spring season. Oh how we all wish it were so…but personally, it has been a challenging week to say the least. I like the word challenging better than “bad” week, because as long as i have God given breath, i can’t really just title my personal week as bad. I know people in “bad” situations, and when i think about them nothing in my life can just constitute a “bad” week. But, annoying could be used i guess in some ways…

“greatness is always under fire”…i just made that up, but if someone famous said it, then kudos and credit to them. I say that as not to infringe, as a certain organization is saying Eagle Realty is doing through our logo. Now, of course i think it is ridiculous, but granted, an Eagle is a famous bird i guess. We do live in America, so i would guess it is used quite frequent. We use it based on Isaiah 40:31 when we started our company, but far be it from me to be confused with, or to confuse someone into thinking, that we are a organization in a totally un-related industry and reside in a different state! Ok, venting aside, if your day is consumed with nothing more to do than stir up confrontation, then God bless you.
