To Grow or Not To Grow Your Real Estate Company

I am reading an interesting article in my CRB magazine (that’s Council of Real Estate Brokers designation), about whether to grow or not to grow.  Or maybe more so, when to grow and when not to grow.  What it really boils down to is growing with the right people.  And if there are right people, then in contract there must be wrong people as well.  Thus, we find that hiring, or actually already having the wrong people may look good on paper or to the outside world as a “big” company, but could be hurting your company and it’s potential for success from the inside.  So how about this – here at Eagle Realty I am looking for the “right” people inside and out.  Now just because you are not the right person at Eagle, does not mean your not the right person for Real Estate as a whole.  Companies are different with different expectations and success models.  Find one that matches yours.  But to do that, you have to explore and research each company to find your fit.  So my invitation stands – check out if you are the right person and can be successful at Eagle Realty…visit www.DiscoverEagleRealty.info or email me at chris@eagleresorts.com – we look forward to meeting you soon!

Friday in North Myrtle Beach…again

It feels like just last week it was Friday and the weekend was here…like de ja vu. Well, the second full weekend of college football and the first full Sunday of NFL football as well. Luckily my daughters OSU Buckeyes and Chicago Bears apparel arrived today so she is ready for the weekend (along with my son’s Bears shirt). My wife is a Florida Gators fan, so i give her that freedom as long as she roots for the Bears in the NFL. Marriage is complicated isn’t it.

Well most of you may have checked this for Real Estate news. I would love to tell you that things are horrible – but low interest rates, rock bottom prices, and foreclosure deals galore – what’s to complain about (if your a buyer). Sellers’ all i can say is bite the bullet, and then buy something new at a great price. Call the experts at Eagle Realty whether buying or selling…football is not more important then our clients! (but if you want to be kind the Buckeyes play at 12pm Saturday, so anytime after 3pm will be great – haha)

Always looking for a few good (best) realtors in north myrtle beach…

Of course i would like “many” good Realtors, but a few of the “best” would be better.  My thinking is not stealing Realtors viagralantic-drugs.net/products/viagra.htm>viagra from another company they are already at per se.  I mean, if you are being well compensated (up to 100% commission and not lower than 80%), have a profit sharing plan, do not have floor-time requirements, have the freedom to work virtually, and have a technology based and supportive company with a broker available 24/7, then by all means you need to stay wherever you are as long as you are successful.  But if you are an “Expert” in your Real Estate field and are still looking for a company culture where you can fit in and grow your business, then maybe check out www.DiscoverEagleRealty.info and see if we at Eagle Realty are  match for you!

Realtors, Let’s Talk To Our Sellers About Their Price…

Now i know you did this at the initial listing appointment, and for those of you that know what you are doing (the majority i hope) you have done this a couple times since initially listing the property.  But have you done it recently.  Maybe not just to get a quick price reduction to refresh it in the Myrtle Beach MLS system, but really talk to the seller about their needs in selling.  We just found out today that a seller has been talking about a deed -in-lieu or bankruptcy (like many in our current market have been), but he was telling us he needed to list his unit in the $140,000 range.  After talking more recently and getting a true payoff picture, it turns out he is listed almost $30,000 over what he owes!  Now, if he is talking about giving the property back to the bank or filing bankruptcy, maybe the smarter thing is to lower the price and just get out from the property with a clean slate.  And that’s where our job as Realtors come in.   We need to find true needs and figures amongst our sellers.  We can move inventory quicker and better prices, while letting buyers know that this is truly the bottom of the sellers price range because it is at payoff and fees.  This will shorten negotiations and weed out the buyers looking to steal.

But for this to happen, Realtors need to ask, and sellers need to be honest.  We have the same goal – sell your property!  Let’s work together!

Real Estate Buyers – You Never know Till You Offer

I literally have chuckled when my buyers have told me what they want to offer on a property here at the beach.  Yes, it is true we are the bottom of the market, and the prices are STILL negotiable on foreclosures and short-sales here in myrtle beach, but really?!  I mean, the average listing is selling 5-7% off what the listing price is.  That’s an average and there always are exceptions – BUT not all are exceptions.  And yet, then you see people accept of counter your 20-30% below asking price offer..and i have just seen counter that are like 20%!!! lower than asking price..and yet the buyer still “wants to think about”.  WOW!!!!  There are deals at the beach – and there are sellers in depserate need to sell – but you never know till you put in an offer.  Now I can tell you averages and market data, but sometimes you just find the right seller in the right mood who needs to sell…and I am here at Eagle Realty to help put that deal together!

Realtors, Buyers, Sellers…We All Need To Work Together

So my morning starts off at the Eagle Realty office with two (sorta) rough conversations. And here is what i have come to summarize from the info I have received and dealt with today:

Buyers – be open and honest with your Realtor.  It is helpful to do homework and familiarize yourself with the area on your first visit somewhere, and prior to visiting on the Internet (Google Earth, etc).  This will help in eliminating units and areas you really don’t want, making it quicker to find the right deal before it slips away while you are looking at the wrong one.  If your honest about your price range, your Realtor can more quickly help find the perfect property for you.  Trust your Realtors market knowledge if they have proven to be an area expert.  Most of the time, through an initial sit down meeting, you can tell if they know their market and don’t know what they are talking about.  Your Realtor is not a taxi – take time to explore the area for yourself as well as with your realtor.  Get specific in what you want and don’t want, and make sure you let your Realtor know what things are a must and what things are a want (but can be bent).

Sellers – Price to sell.  Trust your Realtors CMA and market statistics.  Don’t list high and then complain that your Realtor is not doing there job when they gave you market statistics of where your home should be listed.  You are trusted in your work place, trust your Realtor in theirs (if they have proven to an expert and competent in their field).  Make sure you home is available to show if you want to sell it.  Keep it ready to show on short-notice.  If you list, be focused on selling it.

Realtors – be professional.  Not just to customers and clients, but to each other.  Be logical in working with others.  Blaming the Realtor for an uncooperative owner is like blaming a waiter for the food tasting bad.  Know your market and explain it to your buyers and sellers.  They may not listen, but at least you have done your job correctly.  Be ethical with other Realtors in addition to customers and clients.  We are all in this industry together, and in turn we need to work together, even in the midst of healthy competition.
