Realtors, Buyers, Sellers…We All Need To Work Together

So my morning starts off at the Eagle Realty office with two (sorta) rough conversations. And here is what i have come to summarize from the info I have received and dealt with today:

Buyers – be open and honest with your Realtor.  It is helpful to do homework and familiarize yourself with the area on your first visit somewhere, and prior to visiting on the Internet (Google Earth, etc).  This will help in eliminating units and areas you really don’t want, making it quicker to find the right deal before it slips away while you are looking at the wrong one.  If your honest about your price range, your Realtor can more quickly help find the perfect property for you.  Trust your Realtors market knowledge if they have proven to be an area expert.  Most of the time, through an initial sit down meeting, you can tell if they know their market and don’t know what they are talking about.  Your Realtor is not a taxi – take time to explore the area for yourself as well as with your realtor.  Get specific in what you want and don’t want, and make sure you let your Realtor know what things are a must and what things are a want (but can be bent).

Sellers – Price to sell.  Trust your Realtors CMA and market statistics.  Don’t list high and then complain that your Realtor is not doing there job when they gave you market statistics of where your home should be listed.  You are trusted in your work place, trust your Realtor in theirs (if they have proven to an expert and competent in their field).  Make sure you home is available to show if you want to sell it.  Keep it ready to show on short-notice.  If you list, be focused on selling it.

Realtors – be professional.  Not just to customers and clients, but to each other.  Be logical in working with others.  Blaming the Realtor for an uncooperative owner is like blaming a waiter for the food tasting bad.  Know your market and explain it to your buyers and sellers.  They may not listen, but at least you have done your job correctly.  Be ethical with other Realtors in addition to customers and clients.  We are all in this industry together, and in turn we need to work together, even in the midst of healthy competition.
